Manhattan real estate marketing has two distinct jobs: sell the individual unit, and sell the building. They need different print.
Per listing
- Feature sheets: single page, printed in short runs, reprinted when the price changes. The workhorse.
- Listing brochures: bi-fold or tri-fold on heavy coated stock for higher-value properties.
- Mounted floor plan boards: foam board at 18x24 or 24x36, propped on an easel at the open house.
- Window display cards: sized to brokerage window frames, often backlit.
- Rider panels: add-ons for listing frames, for price changes and open house dates.
Per building
New development needs a different register: bound amenity and offering books, large format renderings, sales gallery wall graphics and lightbox prints. These are produced once and used for months, so the investment in stock and finishing pays back.
Offering plans for condominiums and cooperatives are long, dense documents that need to be bound properly and reproduced accurately. That is closer to legal and financial printing than to marketing collateral.
Farming a neighborhood
Just listed and just sold postcards remain effective in Manhattan precisely because so much marketing has moved to email. A postcard reaches a doorman-managed building where a cold email does not.
Print and mail can be handled as one job: we print to USPS specification, sort by carrier route and drop the mailing, so you are not coordinating three vendors. Door hangers work for buildings where mail is centralised.
Photography is what sells the piece, and phone photography usually will not hold at print size. If the listing photos came off an MLS export they are likely 72 DPI and sized for screen. Ask the photographer for the full resolution files before we print anything larger than a postcard.
Timing
